Mayfair’s Winter Wave

Three luxury openings converge on Mayfair and St James's by March 2027, giving London advisors new suite stock and leverage with the established houses.

London’s top end is about to get a lot more crowded. Within roughly six months, Mayfair and St James’s will add a 193-key St. Regis, a 114-key Waldorf Astoria inside Admiralty Arch and a 50-key Minor Hotels flagship opposite The Ritz. For advisors with clients who rotate between Claridge’s, The Connaught and The Dorchester, that means new suite inventory, opening offers and amenity-rich launch rates to play with before the spring season.

The WestDill Mayfair: a new GM, a Q4 date

Minor Hotels named Marco Ercolano pre-opening general manager of The WestDill Mayfair Hotel London, Colbert Collection on 28 September. Ercolano has held senior roles at The Ritz London and Bulgari Hotel & Residences London, the company says.

The hotel is due in Q4 2026. It occupies a Grade II-listed former NatWest bank on Piccadilly at Albemarle Street, designed by Sir William Curtis Green in 1922–23, with 50 rooms and suites over six floors plus a restaurant and bar. It is owned by Royal Group of Companies of Singapore and is the Colbert Collection’s UK debut. “Our ambition has been to reinstate its inherent grandeur while sensitively reinterpreting it for a contemporary hospitality context,” said Bobby Hiranandani, the owner’s co-chairman. Minor’s images so far are renderings only.

The St. Regis London: late but bookable

Marriott‘s St. Regis London, at the corner of Bond Street and Conduit Street, has 193 rooms including 66 suites. Marriott’s June announcement promised an autumn 2026 debut; One Mile at a Time reported that the first bookable night is 1 December 2026, with cash rates from about £755. The conversion of the former Westbury has slipped from an original 2023 target, the same outlet notes.

Product points to pitch: St. Regis Butler Service, two wellness suites, a Penthouse Suite with a 150 sq m terrace, design by Richmond International, and Le Perroquet, an all-day French brasserie that Marriott says is chef Daniel Rose’s first London venture.

Waldorf Astoria London – Admiralty Arch: spring stays

Hilton says the hotel inside the Grade I-listed Admiralty Arch on The Mall debuts in autumn 2026, but reservations currently start on 1 March 2027. It has 114 rooms, suites and residences, more than half of them signature or residential suites. The draws: Coreus, Clare Smyth’s seafood-led fine-dining restaurant, Daniel Boulud’s rooftop Café Boulud facing Buckingham Palace, a spa with a hydrotherapy pool and a 3,540 sq ft ballroom. The owner is the Reuben Brothers and the general manager is Guillaume Marly. One Mile at a Time put entry cash rates at about £660.

Already in play

The Shepherd Mayfair, 82 rooms and suites on Shepherd Market, was announced to open on 1 September 2026. It has a British restaurant, Fayre, a café-lounge and a late-night bar, Teddy’s, and is pitched as a neighbourhood alternative to the grand hotels.

For advisors

  • Pitch now: St. Regis for December and New Year stays. Ask Marriott’s luxury sales team about opening amenities and Marriott STARS benefits before publicly marketed offers fill.
  • Hold for spring: Admiralty Arch from 1 March 2027 suits Chelsea Flower Show, Royal Ascot and wedding-season clients who want to be on The Mall. Request the residence and signature-suite plans early; they are the scarce stock.
  • Watch: a confirmed opening date and rates for The WestDill. At 50 keys opposite The Ritz, it is a quieter option for repeat London clients.
  • Use the leverage: with three new competitors arriving, ask established Mayfair houses for value-adds on early 2027 bookings.
