London’s Luxury Hotel Pipeline, 2025 to 2027
Seven London openings from the Chancery Rosewood to Cambridge House give advisors fresh product in Mayfair and Bayswater, but several 2026 dates are still moving.
London’s top end is adding a run of new luxury hotels between 2025 and 2027. Most of them are in Mayfair, most occupy a listed building, and most arrive with a destination restaurant. That gives advisors something new to put in front of repeat London clients. The catch: several of the 2026 dates below have already moved at least once, so confirm before you promise a suite.
Open now
The Chancery Rosewood, Grosvenor Square. Rosewood opened the former US Embassy on 1 September 2025 after a restoration led by Sir David Chipperfield of Eero Saarinen’s 1960 building. It is all-suite: 144 keys, from junior suites to two penthouses, with interiors by Joseph Dirand. Rosewood lists eight restaurants and bars, including the European debut of New York’s Carbone, the 1,119-square-metre Asaya Spa with a 25-metre pool, and a 750-guest ballroom. Time Out London reported a starting rate of £1,280 a night when Luxury Travel Intelligence named it World’s Best New Luxury Hotel 2025.
Six Senses London, Bayswater. Opened 1 March 2026 inside The Whiteley, the former department store on Queensway near Hyde Park. IHG‘s release lists 109 rooms and suites, 14 branded residences and a 2,300-square-metre spa with a 20-metre pool, what the company calls London’s first hotel magnesium pool, cryotherapy, flotation and a longevity clinic. It also houses the first Six Senses Place, the brand’s members’ club concept. It suits wellness-led clients who would never choose a Mayfair address.
The Shepherd Mayfair, Shepherd Market. An 82-room independent, operated with Elegant Hotels of the World, was scheduled to open on 1 September 2026 in Mayfair’s oldest corner. Its release describes a neighbourhood-style hotel with Fayre, a 62-cover British restaurant, and Teddy’s, a late-night cocktail bar. Position it as a characterful alternative to the big-brand addresses nearby.
Opening late 2026
The St. Regis London, Mayfair. The brand’s UK debut, on the former Westbury site at Bond Street and Conduit Street, has 193 rooms including 66 suites and a penthouse with a 150-square-metre terrace. Marriott has announced an October 2026 opening. Dining is led by Le Perroquet, an all-day French brasserie from chef Daniel Rose. When bookings opened in June, One Mile at a Time reported entry rates from £755 and first availability from 1 December 2026, so check live inventory rather than the headline month.

Hilton‘s 17 June 2026 release says reservations are “live ahead of autumn opening” for 114 rooms, suites and residences in the Grade I-listed arch on The Mall. Clare Smyth runs Coreus, a seafood-led fine-dining room, and a whisky bar; Daniel Boulud runs Café Boulud on the roof, overlooking St James’s Park. InsideFlyer reported that bookable dates start on 1 March 2027. Treat any 2026 stay as unconfirmed.
Delano London, Kensington. Ennismore‘s first Delano in the UK has 67 rooms and suites near Kensington Gardens, with a London version of the Miami Beach Rose Bar. The release gives late 2026 and no fixed date.
Opening 2027
Cambridge House, Auberge Resorts Collection, Piccadilly. Auberge’s first UK hotel takes the Grade I-listed Palladian mansion at 94 Piccadilly, the former “In & Out” Naval and Military Club. When reservations opened in September 2026, the opening was set for February 2027, with 102 rooms including 24 suites, an American chophouse called Major’s in the restored ballroom, and the Baeden House spa with a heated pool. A members’ club follows later in 2027.
The commercial read
The cluster gives advisors two distinct London pitches. Mayfair gets four new addresses within walking distance (the Rosewood, St. Regis, The Shepherd and Cambridge House), which will sharpen rate competition with Claridge’s, The Connaught and the Mandarin Oriental Mayfair. West London gets a wellness case for the first time through Six Senses and Delano. Admiralty Arch is the one with genuine novelty value for clients who have done the rest: suites with views down The Mall to Buckingham Palace.
Plan it
- Book open product first. The Chancery Rosewood and Six Senses London have operating track records; the rest do not yet.
- Confirm dates in writing. St. Regis London and Waldorf Astoria Admiralty Arch have both slipped more than once. Build in a fallback hotel for any stay before spring 2027.
- Use preferred-partner programs. Opening-year amenities are often strongest through brand consortia rates; ask each hotel which programs it participates in before quoting.
- Pair with timing. Christmas and the late-autumn exhibition season push Mayfair rates up; January to March is the window to try a new opening at softer prices.
