Umbria’s Estate-Scale Villa Hotel
Tenuta di Murlo adds a three-bedroom spa villa in spring 2027, giving advisors a full-service hotel option for groups who want an Umbrian castle or farmhouse to themselves.
Most Umbrian villa rentals hand clients a key and a phone number. Tenuta di Murlo sells something closer to a hotel: nine restored villas spread across one family estate, with room service, a concierge and two restaurants behind them. A new three-bedroom villa with its own spa opens in spring 2027, and that gives advisors a reason to raise the estate now with clients planning next summer.
What it is
Tenuta di Murlo sits in the hills about 20 minutes from Perugia, according to the MICHELIN Guide, which gives it one MICHELIN Key (the guide’s hotel award, a counterpart to its restaurant stars). The estate is run by the Carabba Tettamanti Radziwill family. Its size is reported differently: the guide says more than 1,000 hectares, while the hotel’s U.S. publicist puts it at 18,000 acres. Either way, the pitch is privacy: the release says castle-stay guests “need not share with other guests”.
Accommodation is split between three deluxe rooms near the main restaurant, Il Caldaro, and nine villas made from old farmhouses, a water mill, churches and towers. The estate’s website lists them from Molinella, for two guests, to Castiglione Ugolino, an 11th-century hilltop castle with 10 bedrooms, a pool and a private chapel that sleeps 20. According to the release, every villa except the deluxe rooms has its own pool.
The working centre is the fattoria, the estate farm, which holds the concierge desk, a boutique, a demonstration kitchen for cooking classes and, in summer, aperitivo hours. Room service reaches every villa, and the release says guests can also order firewood, laundry or groceries without visiting a lobby.
What’s new
The new villa, due in spring 2027, has three bedrooms and a private spa in the former stables, with an indoor pool, an outdoor pool, a hammam and a sauna. The estate has not yet released its name or rates.
Why now
October is harvest season. Grapes for the estate’s wine were picked in September; the olive harvest runs this month, and guests can forage porcini and other mushrooms on the grounds and cook them in a class at the fattoria. Trails support hiking, riding and cycling, and guests can also drive the estate on what it calls “the Murlo safari”.
If you’re travelling: this is a fit for a multi-generation group or friends travelling together who want a villa holiday with hotel service. Assisi, the ceramics town of Deruta and Perugia are all within day-trip range.
For advisors
- Who to pitch: multi-family groups, milestone birthdays and small weddings; Castiglione Ugolino (sleeps 20) is the obvious buyout.
- When: ask now for spring and summer 2027 holds on the new spa villa; expect high demand for the first season.
- What to check: the minimum stay per villa, which villas have staff on site, and whether meals at Il Caldaro can be included.
- Shoulder season: the October harvest and foraging story suits food-led clients who avoid Tuscany’s crowds.
