Nobu’s First Puerto Rico Hotel

Nobu will open a 50-room hotel in San Juan's old city in 2028, a small urban luxury option in a Puerto Rico pipeline led by beach resorts.

Nobu Hospitality has announced its first hotel in Puerto Rico, and it isn’t a beach resort. Nobu Hotel and Restaurant San Juan will have 50 rooms and is due to open in 2028 in the city’s historic core. The release says the hotel will “blend the energy of the old city” with Nobu’s style, and the brand’s CEO describes it as part of “one of the region’s most storied neighborhoods”. Neither gives a street address.

What’s planned

The hotel will have a signature Nobu restaurant and bar at street level and a rooftop lounge and bar. Nobu says service will follow the Japanese idea of omotenashi, or anticipatory hospitality, and that the design will reflect San Juan’s heritage alongside the brand’s contemporary look. No rates, room types or opening month have been published.

The developer is KTT. “Few places in the Caribbean combine culture, history, and energy the way San Juan does,” said Joakim Lehmkuhl, KTT’s managing partner, in the release. Trevor Horwell, CEO of Nobu Hospitality, said Puerto Rico “has long been one of the Caribbean’s most compelling destinations”.

Where it fits

Nobu is growing quickly as a hotel brand. Its hotel collection page currently lists 20 open hotels and 29 more coming soon. Several of those are in or near the Caribbean: Barbuda, Punta Cana and Tulum, as well as San Juan. With only 50 rooms, the street-level Nobu restaurant will be a large part of what the hotel offers.

Puerto Rico’s recent luxury openings have mostly been large coastal resorts. Four Seasons Resort and Residences Puerto Rico opened at Bahia Beach on the island’s northeast coast in November 2025 with 139 rooms and suites, and Moncayo, Auberge Resorts Collection, on the east coast, is slated for 2027, according to Forbes. A 50-room Nobu in the old city is a different product: an urban base for clients who want to walk to restaurants and galleries rather than stay on a resort.

The island is also changing how it markets itself. As we reported in The DMO as Answer Engine, Discover Puerto Rico is building AI agents that match travellers and meeting planners with island businesses from its own verified data. A new hotel will want to be in that dataset from the day it opens.

If you’re travelling: Nothing to book yet. If you go to San Juan before 2028, the old city is where this hotel will be, and the Nobu restaurant will be at street level, with a rooftop bar above.

For advisors

  • Treat it as a 2028 city stay, not a beach booking. Pair two or three nights in the old city with a coastal resort or the island’s interior.
  • Expect demand for the restaurant first. With 50 rooms, ask Nobu whether hotel guests will get priority restaurant reservations before you sell it as a dining stay.
  • Watch for the address and opening month. The release names neither. Both will affect whether it suits cruise pre- and post-stays from San Juan’s port.
  • Ask about trade programs. Nobu has a large pipeline; find out whether San Juan will join any luxury consortia rate programs before quoting.
