Miami’s Luxury Pipeline Arrives Fashionably Late

Six luxury openings and relaunches reshape Greater Miami through 2028, but only Delano is open now. The Ritz-Carlton Bal Harbour now says February 2027.

Greater Miami’s next layer of luxury inventory is real, but most of it is not sellable this winter. Of six luxury hotels opening or relaunching between now and 2028, only Delano Miami Beach is trading today. The Ritz-Carlton Bal Harbour returns in February 2027, a Waldorf Astoria lands on Collins Avenue in winter 2027, and two of the most anticipated names, Aman and the downtown Waldorf Astoria, now cite 2028. For advisors, that means selling existing stock for 2026–27 while building waitlists for the arrivals. Dates below are as each brand states them, and several have slipped since earlier listings. Delano Miami Beach, South Beach

Delano Miami Beach reopened in May 2026 at 1685 Collins Avenue, according to the Greater Miami Convention & Visitors Bureau (GMCVB), having closed in 2020. Ennismore, which listed it among its 2026 openings, says the hotel has 171 guestrooms and suites, including poolside bungalows and penthouses, plus four restaurant and bar concepts, among them the returning Rose Bar. GMCVB names Gigi Rigolatto and Mimi Kakushi among the restaurant debuts and notes a members club. It is the one property here that clients can book now.

The Ritz-Carlton Bal Harbour, Miami

The Ritz-Carlton Bal Harbour, Miami at 10295 Collins Avenue is closed for renovation. The hotel’s own page now says “Reopening February 2027”; GMCVB’s May roundup listed December 2026, so the date has moved back about two months. GMCVB gives 108 rooms. The hotel describes the reworked resort as “an intimate coastal retreat” with a chef-led signature restaurant, a Members Club and an “elevated” Ritz-Carlton Spa, with new dining arriving in late 2026. The page still shows a booking widget, so confirm dates with the hotel (+1 305-455-5400) before quoting.

Waldorf Astoria Miami Beach

Hilton and owner Reuben Brothers announced on 7 July 2026 that an existing oceanfront hotel at 2201 Collins Avenue will become Waldorf Astoria Miami Beach, with a “planned Winter 2027 relaunch.” After renovation it will offer 348 suites, all with ocean views and balconies, across 20 storeys. Plans include a new lobby with a Peacock Alley, a new food and beverage program, a spa, private pool cabanas and refreshed event space, with interiors by Avenue Interior Design. Hilton will manage it. The all-suite layout suits families and multi-room groups; Hilton has not said whether reservations are open, or whether “Winter 2027” means early or late in the year.

The Shore Club, Auberge Resorts Collection

Auberge says The Shore Club in South Beach “will debut in 2027,” a year GMCVB also gives. The redevelopment, designed by Robert A.M. Stern Architects with Kobi Karp Architecture as preservation consultant and interiors by Bryan O’Sullivan Studio, pairs an 18-storey residential tower with what Auberge calls “an intimate hotel.” It sits on 175 feet of beach and will have a signature restaurant, café and terrace, pool bar, beach service and the Beauty Atelier Spa. Auberge has published no key count and no booking channel yet.

Aman Miami Beach

Aman Miami Beach has slipped again. Aman’s own page now says “Set to open in 2028,” while GMCVB’s May roundup still says “slated for completion in 2027.” Aman’s figure should govern. The project reworks the former Versailles Hotel at 3425 Collins Avenue, beside the Faena District, under Jean-Michel Gathy of Denniston, with 56 rooms and suites, 22 branded residences by Kengo Kuma, an Aman Club and a 20,000 sq ft (1,860 m²) Aman Spa. Aman currently offers only a register-interest form, tied to the residences waitlist.

Waldorf Astoria Miami, Downtown

The same Hilton release confirms a second property, the “forthcoming Waldorf Astoria Miami slated to open in Downtown Miami in 2028.” Hilton gave no key count. Clients will eventually be able to split a Waldorf Astoria stay between beach and city, but not before 2028.

Who to pitch: Repeat Miami Beach clients who want something new this season (Delano); Bonvoy loyalists and families for Bal Harbour in 2027; Hilton Honors elites and multi-room family groups for the all-suite Waldorf Astoria.
What to book: Delano is the only one confirmed bookable now. For the Ritz-Carlton, quote nothing before February 2027 until the hotel confirms. Register Aman and Shore Club clients through the brands’ own interest channels.
When: Treat winter 2026–27 as an existing-stock season. Expect the meaningful new luxury inventory from 2027, with Aman and downtown Waldorf Astoria in 2028.
What to watch: Bvlgari Hotel Miami Beach (100 rooms, 100 21st Street) now says “to open in 2029” on its own page. GMCVB puts Mandarin Oriental Miami on Brickell Key in 2030, and the 800-room Grand Hyatt Miami Beach convention hotel in late 2027, which may tighten South Beach rates during big events.

What has changed since publication

The Ritz-Carlton Bal Harbour has moved again. Its own page now reads “Reopening February 2027,” a month later than the date it showed when we first published. Treat February as the earliest arrival date until the hotel confirms in writing. The page still promises new dining announcements in late 2026, including an Artisan Beach House concept.

The convention hotel is now firmer too. GMCVB’s meeting-planner page says Grand Hyatt Miami Beach is expected to open in late 2027, with 800 rooms including 52 suites in a 17-storey building linked to the Miami Beach Convention Center by a climate-controlled skybridge.

Before you book Delano

Delano is the one sellable product, and its published policies matter for the brief:

Age: guests must be 18 or over to check in. Children under 18 are allowed on the fourth floor, including the pool, only until noon.
Deposit: the full stay plus US$250 a night for incidentals is charged to a credit card on arrival, refundable after departure.
Car: overnight valet is US$65. There is no free airport shuttle; the concierge can arrange transport.
Times and pets: check-in is 3 p.m., check-out noon. Cats and dogs up to 50 lb (25 kg) are welcome.

That makes Delano a couples and friends’ product, not a family one. Families are better served waiting for the all-suite Waldorf Astoria or the reopened Ritz-Carlton.

Rates in South Beach follow the event calendar.
