Waldorf Astoria Miami Beach
Waldorf Astoria is making its Miami Beach debut by taking over the W South Beach at 2201 Collins Avenue, a 20-storey oceanfront tower that sits directly on the sand. Owner Reuben Brothers, which bought the hotel in 2024, is funding a full repositioning, and Hilton will manage it under the Waldorf Astoria flag.
Rooms and suites
The hotel is all-suite: 348 suites, each refreshed with new interiors, an ocean view and a private balcony. That makes it one of the larger luxury properties on the beach and a useful option for families or friends who want more space than a standard room.
The building and design
Avenue Interior Design is handling the interiors, and the public spaces are being fully reimagined. A curated art collection is meant to reflect Miami Beach’s creative scene. Arrival will be anchored by Peacock Alley, the brand’s signature lounge named for the corridor in the original New York Waldorf. Other announced elements include:
- A new food and drink programme led by chefs still to be named
- A redesigned spa and wellness centre, plus an upgraded fitness centre
- A 48,000 sq ft pool deck with private cabanas
- Renovated event spaces for weddings and celebrations
What it means for advisors
This is a straightforward sell for Hilton Honors loyalists who want oceanfront South Beach with suite space. Its mid-beach position, close to the Collins Park and Bass Museum area, suits clients who want to be near the action without being on Ocean Drive. Peak demand runs from December to April, with Art Basel Miami Beach in early December the big pressure point. Manage expectations: it is a conversion of an existing tower, so the bones are familiar, even if the finishes and service will be new.
Opening status
Hilton announced the deal on 7 July 2026. The hotel is closing later in summer 2026 for renovation, with a relaunch planned for winter 2027. Neither Hilton nor the owner has given a specific date, and the restaurant line-up is still unannounced. Confirm booking availability with Hilton before quoting dates.
