The Detroit EDITION

The Detroit EDITION is Marriott’s lifestyle-luxury brand arriving in the new Hudson’s Detroit tower at 1208 Woodward Avenue, on the site of the old J.L. Hudson’s department store, which was demolished in 1998. Developer Bedrock bills it as downtown Detroit’s first five-star hotel, and it will be EDITION’s first address in the Midwest.

The building and design

The tower rises 45 storeys and roughly 685 feet, making it one of the tallest buildings in Michigan. The hotel takes floors 1 to 25, with EDITION-branded condominiums on floors 26 to 45. SHoP Architects designed the development. Inside, EDITION co-founder Ian Schrager is working with Yabu Pushelberg, with Hamilton Anderson Associates as executive architect for the interior build-out and Surfacedesign on the landscape and the new Nick Gilbert Way.

Rooms, food and wellness

The hotel will have 227 rooms. Announced facilities include:

  • Four food and beverage outlets, with concepts not yet named
  • A spa, a pool and a fitness centre
  • A large outdoor terrace
  • More than 16,000 sq ft of event space

Residents of the tower share access to the hotel’s restaurants, pool, spa and in-residence dining. Restaurant names, chefs and spa operator have not been announced.

What it means for advisors

Detroit has had good-value upscale stays but nothing at this tier downtown. The EDITION suits design-minded city-break clients, music and architecture travellers, and anyone coming in for events at the Hudson’s site or the sports venues and theatres nearby. It also gives Midwest and Ontario clients a short-haul long weekend that feels new. The hotel will participate in Marriott Bonvoy, so points-collecting clients will notice it. Expect early demand from the event and meetings side: Marriott already sells The Department at Hudson’s, the event venue on the site that opened in late 2025 before the hotel.

Opening status

Bedrock’s own releases from October 2025 and March 2026 say the hotel is set to open in 2027, with no month given. The date has moved before: when the partnership was announced, a 2025 opening was being reported. Treat 2027 as the current target and wait for Marriott to open reservations before quoting specific dates.
