Rotorua Marriott Hotel
Rotorua Marriott Hotel will bring the Marriott Hotels brand to New Zealand for the first time, through a 12-month conversion of the existing Arawa Park Hotel on Fenton Street. It is upper-upscale rather than luxury, but it is the first Marriott of any brand in Rotorua, a town that features on most North Island itineraries for its geothermal parks and Māori culture. Marriott announced it in September 2026 as part of a three-hotel deal with CP Group.
The setting
The hotel overlooks the Arawa racecourse, close to the city centre. Its current fact sheet says guests can walk to the CBD, the convention centre and the Whakarewarewa geothermal area, with Te Puia and the Polynesian Spa nearby.
The building and design
MICE.net.au reports 135 rooms after conversion, matching the existing hotel. Today that includes deluxe rooms, family rooms and king spa suites with corner spa baths. How Marriott will reconfigure them has not been published, and no design team has been named for the renovation. The existing building offers:
- a four-storey central atrium with the Atrium Restaurant
- seven meeting rooms with more than 560 square metres of space for 10 to 400 guests
- about 300 car parks
Whether the restaurant and meeting spaces keep their current form after the refit is not yet known.
What it means for advisors
This is a practical addition rather than a destination hotel. It gives Marriott Bonvoy members a branded option in Rotorua, and the meeting space suits incentive groups and conferences. For luxury FIT clients, Rotorua’s lodges will still be the first call, but the Marriott may suit families and travellers who want a central hotel for one or two nights between Auckland and Taupō.
Opening status
Marriott and CP Group announced the deal in September 2026, reported by Hotel Online, TTG Asia and MICE.net.au. Rotorua is the first of the three to open, in late 2027, after a 12-month renovation. The other two are The Official Auckland, Autograph Collection (2028) and Fable Wellington, Autograph Collection (2029).
