Four Seasons Resort Dominican Republic at Tropicalia

Four Seasons Resort and Residences Dominican Republic at Tropicalia will be the brand’s first hotel in the country, and a deliberate step away from the big resort strip at Punta Cana. It sits on Playa Esmeralda near Miches, on the southern shore of Samaná Bay in the northeast, on an estate owned by the Cisneros family. Brazilian architect Isay Weinfeld designed it, and Four Seasons says it has earned the Dominican Republic’s first LEED certification.

The setting

The resort occupies about 60 acres of beaches, coral reefs, forest and lagoons, with mountains behind. Los Haitises National Park is close by, and Samaná Bay is known for whale watching. Fundación Tropicalia, the Cisneros family’s foundation, works in the surrounding community.

The building and design

Weinfeld’s tropical modernist design draws on local materials and colonial-era towns and uses passive cooling. Gardens run through the rooms and public spaces. Americaribe, a Bouygues subsidiary, is the builder.

There are 95 rooms and suites, each with a private terrace, plus 25 private residences with three or four bedrooms. A working farm supplies produce, honey, dairy and eggs. Plans also include:

  • a specialty restaurant, not yet named
  • a ceviche bar and a coffee shop
  • a spa, fitness centre and yoga pavilion
  • Kids For All Seasons

What it means for advisors

This is for clients who want the Caribbean without the crowds: design lovers who know Weinfeld’s work, families, and nature-focused travellers interested in diving, sailing, catamaran trips and Los Haitises. Its size and quieter location mean it will sell on space and calm rather than nightlife. Expect it to be a strong fit for Canadian and US winter escapes. Four Seasons Preferred Partner will be the route for advisor amenities once bookings open.

Opening status

Four Seasons’ new openings page lists the resort for mid-2027. On 29 September 2026 the brand named Hervé Fucho, most recently resort manager at Four Seasons Tamarindo in Mexico, as general manager “ahead of 2027 opening”. The 2023 announcement had targeted early 2026, so the date has moved once already. A mountainside golf course is planned for a later phase. No exact date or reservations yet.
