Four Seasons Resort Caye Chapel
Four Seasons Resort and Residences Caye Chapel is the brand’s first private-island resort in the Western Hemisphere: a 280-acre island off Belize, with about six miles of beach, beside the Belize Barrier Reef. It will also be one of very few Four Seasons with overwater bungalows, alongside Bora Bora and the two Maldives resorts. First announced in 2018 for a 2021 opening, it has been a long time coming. Four Seasons now lists it for 2027.
The setting
Caye Chapel is 16 miles from Belize City, about ten minutes by plane or 30 minutes by boat. Guests arrive on the resort’s own flights, landing on a 3,400-foot island airstrip, or by boat transfer. About ten per cent of the island is set aside as a wildlife reserve, and the island’s golf course is being reworked as a ten-hole Greg Norman design.
The building and design
Four Seasons credits HKS as architect and AvroKo for interiors, with Thor Urbana as developer. Recent reports give 104 rooms and suites, including the overwater bungalows. Separately, Four Seasons Private Residences and Private Estates are being sold, and some residences will be bookable as Four Seasons Private Retreats. Reported facilities include:
- a waterfront sushi and omakase restaurant
- an all-day seafood restaurant and farm-to-table dining
- a cenote-inspired spa
- the Sunrise Sanctuary, with a gym, tennis, yoga and a stargazing observatory
What it means for advisors
This is the Maldives-style overwater pitch, a short flight from much of North America. It suits honeymooners, families who want a contained island with a kids’ programme, and divers heading for the reef. Pair it with a few nights inland among Belize’s Maya sites and rainforest. Four Seasons’ Preferred Partner programme is the route for advisor amenities once bookable.
Opening status
Four Seasons’ new openings page says 2027, and Travelsort’s June 2026 update says Q3 2027. Earlier targets of 2021, 2025 and 2026 all passed. No exact date or reservations yet.
