Aman Miami Beach
Aman Miami Beach will put Aman’s first Florida hotel inside the Versailles, an Art Deco landmark at 3425 Collins Avenue, on the ocean beside the Faena District. The plan joins a 56-key hotel in the restored building with 22 branded residences in a new tower next door. It will be Aman’s second urban hotel in the United States, after Aman New York.
The building and design
The Versailles, designed by Roy F. France, opened in January 1941, fills a city block and closed in 2011. Miami Beach’s Historic Preservation Board approved the Aman project in 2021. Jean-Michel Gathy of Denniston is reworking the historic building for the hotel, while Kengo Kuma designed the 18-storey residential tower, whose stacked, scalloped floors give every unit ocean views. The residences were fully presold years ago. The developers are Vlad Doronin’s OKO Group and Len Blavatnik’s Access Industries.
Wellness
Aman lists a 20,000 sq ft Aman Spa and an Aman Club. Published plans also mention:
- an outdoor, ocean-facing pool for hotel guests
- a private beach club for guests and residents
- hydrotherapy, massage and signature treatments
- several dining venues and lounges, not yet named
What it means for advisors
Clients who already stay at Aman New York, or who follow the brand around the world, have had no Aman option in Florida until now. With only 56 keys, inventory will be tight, especially in the winter-sun months, and residents will share the amenities. Expect it to suit couples and high-net-worth regulars more than families looking for a classic Miami Beach resort. Aman has not announced room rates.
Opening status
This project has slipped repeatedly. Completion was first expected in 2024, then 2026, then 2027. Vertical construction began in August 2025 after complicated site work, backed by new mezzanine financing that month. Aman’s own website now says the hotel is set to open in 2028, which supersedes the 2027 date still found in some travel coverage. No month has been given.
